Welcome to Issue 1
This is the first issue of The CAMP Monthly, the association’s new once-a-month update. Each issue carries a message from the President and short updates from the Government Affairs, Membership, Events and Education committees, published around the 5th of the month.
President Jason Bellevue’s message for October is on its way and will be added here when it arrives. In the meantime, the items below are the ones the committees want on your radar this month.

What the committee is tracking this month
CAMP's November 2026 Voter Guide is out.
CAMP supports Proposition 1 (housing affordability bonds, including veterans' mortgages and downpayment assistance) and Proposition 45 (CEQA deadlines for housing and infrastructure projects), and is neutral on Proposition 37 (a state loan program for middle-income buyers of new homes). VA changed how non-medical collections are counted.
The VA Lender's Handbook (Chapter 4, Topic 7, updated August 24, 2026) now requires non-medical collection accounts without a payment arrangement to be counted in DTI and residual income at 5% of the outstanding balance divided by 12. Accounts showing a minimum payment are counted at that payment. Collections still don't have to be paid off for approval, but the underwriter must address them on VA Form 26-6393.
Freddie Mac opened Condo Project Advisor to brokers.
Authorized third-party originators can now access Condo Project Advisor directly through their wholesale lender, which means project eligibility answers before you lock. Freddie Mac announcement
DRE asked us to remind you about renewal.
At the request of Real Estate Commissioner Chika Sunquist, a reminder that 2027 MLO license endorsement renewals open in NMLS on November 1 and run through December 31. NMLS has also revised the Individual Disclosure Questions and the employment reporting process; those updates must be completed by October 31 to avoid renewal delays. Members who need help with a DRE-issued endorsement can contact DRE or CAMP.

Advocacy is the benefit you can't buy anywhere else
Everything in the Government Affairs section above is paid for by member dues. If you've been meaning to join or your membership has lapsed, the November ballot is a good reason to fix that this week. Membership also includes your local chapter, the member directory listing, member pricing on CE, and NAMB membership as an option.
